Prairie Avenue Apartments, South Bend Indiana

Prairie Avenue Apartments is financed in part through the Section 42 Tax Credit Program of Indiana.

DC Construction Management LLC was retained by the developer/owner to construct 128 apartment units, a high end clubhouse and 9 garages. The slated completion date for the project is December 2008.

The work includes site clearing and balancing, site utility infrastructure, concrete, roads, landscaping, building construction and finishes.

The cost of the project is 12 million dollars.

DC Construction Management LLC has hired all of the sub trades and vendors at a cost substantially below the initial budget and with it’s own on-site construction managers and office staff, maintains its dedication to complete this project months before the mandatory completion date and well below budget.

This owner enjoyed a budget surplus after all sub trades and vendors were contracted. This money will cover costs that the developer failed to realize initially and will be used to upgrade materials and amenities at this site.

Beating budgets, and accelerating schedules is what sets DC Construction Management LLC apart. We understand what the developer needs and we can deliver at a substantially less cost because we have the resources and experience and huge national subcontractor and sub-vendor base to get the job done right.

DC Construction Management LLC initiated its business with the developer/owner in mind. Providing a vast resource of construction management and construction administrative skills we have construction solutions for that independent developer who lacks the wherewithal to construct a project on its own.

The owner of this project never expected to have time to seek out another site but has found that with DC Construction Management LLC he has nothing but time to do what he does best, and that is putting housing deals together.

Our role was that of a construction manager working off a fee base. We took some trades under contract and acted as a "contractor" in some regards. Such things as roofing, siding, deck handrails, interior trim and things like that. DC actually bid these items to the owner and performed that work outside of the Construction Management role. I have a few photos taken winter a year ago.

The project took 9 months from start to finish and progressively leased up to 100% in less than 14 months total from ground break date of September '07

This owner is currently looking to start a second phase of this project very soon.

Hotel Construction - DC Construction Management - Candlewood Suites of Kansas City, Kansas

Candlewood Suites of Kansas City, Kansas
Focus Hotels approached us to “take over” and finish a failed and poorly managed project in Kansas City, Kansas. The time constraints for completion were next to impossible and the NASCAR race in Kansas City filled the entire hotel with ESPN Sport Center Staff for a two week period only 8 weeks after we showed up.

As it turned out the project was turned around, and pushed hard to completion with a day to spare. Passing all inspections for occupancy, not to mention the “Candlewood Standards Inspection”.

The hotel went from frame to repairs and corrections to completion in way less than two months under our direction.

Large Apartment projects, City of Allendale

Grand Valley State University Student Housing of Allendale, Michigan
Grand Valley State University Student Housing Project in Allendale Michigan was comprised of 28 buildings, a clubhouse and 13 larger garages for rent for a total of 256 units for rent, and houses nearly 700 students today.

The site is located in Allendale Michigan, on a 40 developed plat within walking distance of the University, with bus stops slated throughout the project and the development of commercial lots on site, this project was a successful prototype that incorporated shops and eateries in the mix of 256 townhouse style units that is truly a new wave concept that sold very well.

The project commenced in late 2005 and was completed (in August 2006) less than a year.

The larger portion of the project was rent ready starting in June of 2006 and fully occupied in August.

The cost of the project was $43,000,000.00 in direct construction costs with occupancy at 100% and holding.

This project was managed from ground breaking to the end of new construction by Dave Hamman, CEO DC Construction LLC.

Rockdell Place Apartments, Fairborn Ohio
DC Construction took on a job supervision role in Fairborn Ohio contracted directly with an Indianapolis developer Flaherty and Collins. The owners of the project were unable to nail down the building permits in a timely manner and the job was closed down in December of '08. DC was instrumental in directing the underground and infrastructure work to include all foundations, stair and elevator towers.

Since our departure the project has been put on hold indefinitely.

Marion Green Apartments, Marion Indiana

A 35 unit "green" apartment environment with features like geothermal heat pumps, tankless water heaters, bamboo or similar sustainable green flooring, low impact construction processes, energy efficient LED exterior lighting, and much more. DC is overseeing the development of this project.

Carter Residential remodel
DC oversaw a residential face lift of a South Bend residence providing a total exterior facelift including siding, and roofing and new garage doors, and an interior renovation including the addition of a new utility room family room and kitchen, new pantry and amenities. The project took two months from start to finish.. We do residential where ever construction management is required. No job is too small

Beaver Creek Ohio
DC Construction has expanded it's capacity and now self performs large demolition jobs. Beaver Creek apartment complex in Beaver Creek Ohio owned by Flaherty and Collins had a large fire loss due to lightning strikes. DC mobilized and safely demolished the building and removed all debris in a three day window of time.

Lakeville Masonic Lodge #353
We built the Lakeville Masonic lodge on Mangus and Wilson.. Chris and I volunteered our services for the supervision of this project and eventually took over as a General Contractor. The building was constructed on an extremely tight construction budget of nearly $40.00 per square foot. DC took over the management and financial management of the project and saw it through to the end.. Dave is a member of the Lodge and stepped up for the members in need.

Carmel Lofts, Carmel Indiana
DC Construction was hired to perform the contractor selection for the bidding and buyout of the project. Carmel Lofts is a huge apartment and commercial storefront project built on a two story underground precast parking structure that takes up an entire city block in the downtown Carmel Arts District. The buyout was successful as DC introduced the multi-family subcontract base to Key-Stone Construction who regularly engage the high rise commercial and institutional trades and market place… Dc brought the multi-family trades to the table and substantially lowered the overall budget in doing so. Keystone was pleased with the work and our contract was completed on Thanksgiving of '09

Spectra
Spectra Inc. is owned locally and specializes in wet paint and pretreatment of parts for AM General, specifically the Hummer. Spectra caught fire in late November of '09. DC Construction was called in for the demolishing of the ruins. DC started the rebuilding effort in Late December, '09 and completed the work in early March of 2010. The project and rebuilding was a huge success and the paint booths and ovens are now being installed. The insurance company commented that fire jobs ordinarily don't even start for three months and was well pleased to see completion in three months. DC has the ability to finance work in tough situations so waiting on funding does not stand in the way of progress.

DC is heading for Marion Indiana the first of May 2010 the back to Prairie Avenue Apartments in South Bend for second phase of the project that started originally in 2007
